民宿与房东沟通:订前问清、自助入住、报修、退房与评价

在美国住民宿(Airbnb 这类短租平台),和你在中国住酒店是两套完全不同的逻辑。酒店有前台、有客服中心;短租是一个房东对一群房客,房东可能自己就住在隔壁,也可能人在另一个州,房子交给清洁工打理。你遇到的每一件事——提前到、想做饭、门锁打不开、热水器坏了、垃圾扔哪——都要你自己发消息去问、去说。
最要命的一点:美国短租里没有"前台"这个角色。你在国内习惯了到楼下打电话就有人来处理,在这边你只能给房东发平台消息。而且平台规则鼓励全程留在 App 里沟通(Can we keep this on the app?),因为只有平台内的消息有记录、平台客服才认。加微信、发短信、打电话私下解决,出了问题平台帮不了你。
订房之前是你唯一有议价权的时候。房子一订,取消政策就开始生效,房东也没必要再对你让步了。所以下面这几件事,一定要在点"预订"之前问清楚:

中国人最容易吃亏的三个地方:一是不好意思问,觉得问多了显得麻烦——但美国房东普遍认为"订前问清楚"是负责任的表现;二是到了才问,那时候房东已经在忙别的客人了,回复慢得多;三是把"清洁费"理解成"不用自己收拾",清洁费(cleaning fee)买的是上一次客人走后的打扫,不是让你把房子弄乱的许可。
还有一件事必须记住:改日期要提 change request,不能自己说了算。想提前一天入住、多住一晚、晚一天退房,都在平台里发 change request,房东点同意才算数。口头说好没用。
- 入住前把
check-in instructions存到手机里截图。 到了门口没信号、App 转圈打不开,是最常见的事故。密码(keypad code)、单元号(unit number)、大门位置,截图一份。 - 进屋先拍一圈视频。 不光是保护自己(退房时被说弄坏了东西),也是报修的证据。房子旧、有磕碰,拍下来就是你的记录。
- 东西坏了,先拍照/录视频再发消息。
The water heater isn't working — I just sent you a video.比Something's wrong有效十倍。房东要拿这个去找维修工,也要拿这个跟平台说明情况。
这一篇拆成五个细化场景:订之前把该问的问清、自助入住时门锁出问题、退房那天要做什么、住到一半设施坏了怎么报修、退房之后怎么写评价。
订之前先问清:能不能提前入住、能不能做饭

订前要问清的六件事

口语小注
1. a stretch 是"有点勉强"。
房东说 Noon's a stretch,意思是"十一点以后也许行,但中午确实难"。这句话不是彻底拒绝,是在给你留余地。这时候退一步问 Would it be okay to just drop my bags? 通常就成了。
2. off the alley / off the street 里的 off 是"从……进去"。
a spot off the alley = 从巷子里进去的那个车位。美国人指路时特别爱这么说:the door off the courtyard、the entrance off Fifth Street。听到 off 就知道要拐进去。
3. tickets 在这里是动词,“开罚单”。
The city tickets. = 市里会给你开罚单。名词 a ticket 就是罚单、也是门票、也是机票,全靠语境。停车场景里一定是罚单。
4. 房东边忙边回消息,说错话会自己改口。
短租房东都是边忙边回消息,打错字、说串话很常见,他们自己会回来改口。听不懂的时候直接说 Sorry, can you say that again?,没人会觉得你英语不好。
5. Better to ask now than at the door.
这是美国房东的典型态度——他们真的希望你提前问。中国人常怕"问太多显得麻烦",但在这边,订前把细节问清反而会被当成靠谱的客人。
自助入住:找不到门、密码不对

口语小注
1. won't budge 是"纹丝不动"。
The door won't budge = 门一点都推不动。这个词在报修、搬家、修车场景里都用得上,比 It doesn't move 生动得多。同类的还有 It's stuck.(卡住了)。
2. 说现象,不说结论。
The keypad isn't lighting up 是现象;The lock is broken 是结论。说现象房东才能帮你判断,说结论容易把人吓一跳,也容易说错。这是报修场景的黄金规则。
3. Do me a favor and… 是"帮我个忙"。
房东让你拍照、让你检查某个地方,常这么说。它是请求不是命令,你也可以对房东用:Do me a favor and send me the code again?——完全不失礼。
4. Hang on 和 Hold on 一样,都是"等一下"。
打电话、发消息时都用。更短的是 Wait —,更正式一点是 One moment, please.。短租消息里 Hang on, let me look 最自然。
5. 半夜出问题,房东比你更怕。
入住当晚出状况,房东最担心的是你给差评。所以你越早说越好,而且语气平常一点:No worries, the box worked. 这句话一说,房东会记你一个好。真正该生气的是钥匙打不开、房东不回消息,而不是密码锁的电池。
退房前一晚:垃圾扔哪、碗碟洗不洗

1. checkout 是名词也是形容词,动词要拆开写。
checkout time(退房时间)、the checkout instructions(退房说明)都是一个词;但"我去退房"是 I'm checking out tomorrow,写成两个词。同理 check in 是动词、check-in 是名词或形容词。
2. Don't stress about it 和 No rush 是房东的减负用语。
听到这两句就说明你真的不用做太多。美国短租的清洁费本来就是付给清洁工的,房东不指望房客做家务。真正会被扣钱的只有:留一堆没洗的油锅、把垃圾堆在屋里一周、弄坏东西不报备。
3. strip the sheets 是"拆床单"。
strip 在这里是"把……扒下来"。Do you want the sheets stripped? 是问"要我拆床单吗"。答案是 No, leave the bed.——因为清洁工有自己拆洗的流程,房客拆了反而打乱。
4. clicked shut / it doesn't always catch 是关门的动作描述。
click shut = 咔哒一声扣上;catch = 锁舌卡进锁扣。老房子的门、钥匙盒、栅栏门都爱这么说。房东提醒你"使劲拉",是因为他自己被客人坑过。
5. 主动报备小损伤,是在保护自己。

口语小注
1. 先拍照/录视频,再发消息。
这是整篇最值钱的一条。房东要拿证据去找水管工、电工,也要拿证据跟平台说明。I just sent you a video 这句话能让处理速度快一倍。拍之前别忘了先拍设备上的型号标签。
2. Is there anything you can do tonight? 是万能句。
它既表达了紧迫(今晚),又没有下命令(anything)。房东听到这句会认真想办法,因为他知道你在给他选择余地。中文直译的 Please fix it now 反而会让他先想着怎么免责。
3. 平台客服真的能换房。
房子出现"没法住"的问题(没热水、没暖气、漏水、不安全),你可以要求平台介入,平台可能安排换房,并把没住的几晚退给你。但要在平台上说,不要在微信或电话里说——私下的沟通平台看不到。房东说 Feel free to call Airbnb and they'll relocate you 时,他不是在推责任,是在告诉你正规途径。
4. 房东管不了邻居。
装修噪音、邻居的狗叫、楼上的派对——房东通常没有权限去管。他能做的是告诉你这栋楼或这个城市有什么规定。所以问法要改成 Is there a noise rule?,而不是 You should stop them.

**公开评价(public review)**带星级,所有人都能看到,直接影响房东以后能不能被订出去。**私下反馈(private feedback)**只有房东本人看得到,不显示在房源页上,也不影响星级。所以规矩是:影响星级的大事写公开,小毛病走私下的——一张拍大了的照片、一把有点钝的刀,都算小毛病。
2. 双方各有一次评价机会,互相看不到,直到都提交或期限到。
这就是 double-blind(双盲)。它的意义是防止报复:房东看不到你的差评,就没法用差评回敬你。期限各地各平台不一样,一般都有一两周,App 会提醒你。如果你一直不写,房东那条在期限前也不会公开。
3. 差评的核心是"对事不对人"。
The bathroom hadn't been cleaned when I arrived 是有用的信息;The host is lazy 是人身评价。前者房东没法反驳,读者看了有用;后者会让房东和读者都进入防御状态。再加上一句房东有没有补救,你的评价就可信了。

5. 评价是公开的、删不掉的,写之前先放一晚。

发音与语调提示
1. check-in 和 checkout 重音都在前面。
名词 CHECK-in、CHECK-out,重音落在第一个音节。作动词时写成两个词:I'm checking IN tomorrow. 别把重音放在后面,那听起来像在念单词表。
2. Is early check-in possible? 句尾要降下来。
重音在 EAR-ly 和 POS-sible 上,句尾降调。它是个真问题(能不能),不是请求(拜托你),所以别用升调拖长。要求晚退房时反过来:Any chance I could get a LATE checkout? 重读 late,整句升调才是请求。
3. won't budge 的 budge 读短促的 /bʌdʒ/。
The door WON'T BUDGE. 两个重音连着砸下来,正好表达推不动的挫败感。别读成 /buːdʒ/。
4. Is there anything you can do tonight? 重音在 ANY-thing。
Is there ANYTHING you can do toNIGHT?——强调"任何"办法都行。重音在 anything 是求助;整句用力压下去就变成质问,房东会先想着免责。
5. 收尾句要放松,别抬高音量。
Thanks for the video. That's what made it easy. 这类结尾一律是轻松语气,跟前面谈得多严肃无关。语速放慢、声音放低,比逐字念清楚更像母语者。
